- An honest read on whether the roof has repairs left in it, or is finished
- Emergency tarp-off the same day when the weather will not wait
The difference
What we usually find
Flashing, nine times out of ten
Chimneys, side walls, skylights, dormer cheeks. Shingles rarely fail on their own — the metal that ties them into something else does. Caulk over old step flashing buys a season; new step flashing woven into the courses fixes it.
Dried-out pipe boots
The rubber collar around a plumbing vent hardens, splits and lets water straight down the pipe into the ceiling below. It is a twenty-dollar part that causes a thousand dollars of damage, and it is the single most common leak in this city.
Somebody else's repair
Roof cement troweled over a problem traps water instead of shedding it and cracks the first cold snap. We take the patch off and repair what is underneath it.
