What we usually find

Flashing, nine times out of ten

Chimneys, side walls, skylights, dormer cheeks. Shingles rarely fail on their own — the metal that ties them into something else does. Caulk over old step flashing buys a season; new step flashing woven into the courses fixes it.

Dried-out pipe boots

The rubber collar around a plumbing vent hardens, splits and lets water straight down the pipe into the ceiling below. It is a twenty-dollar part that causes a thousand dollars of damage, and it is the single most common leak in this city.

Somebody else's repair

Roof cement troweled over a problem traps water instead of shedding it and cracks the first cold snap. We take the patch off and repair what is underneath it.

The roof inspection is free. If the fix is a small one we will often price it right there and, when we can, do it the same visit.
We will tell you honestly — including when the answer is that you have got years left and a two-hundred-dollar repair is all you need. A roof with life left in it and one bad flashing is a repair. A roof that is losing granules everywhere, cupping and leaking in three spots is throwing good money after bad.
Call us. We run emergency service around the clock and we can get a tarp over it to stop the damage while we schedule the real repair.
Repairs done properly, in the same system, do not. Repairs done with a tub of tar and a putty knife absolutely can. Keep the paperwork we give you.
